Common Waterproofing Problems We Solve

If you recognise one of these, the useful next step is working out what is actually causing it. Tell us what you are seeing and we will explain the likely source before quoting anything.

A water stain on the ceiling below a balcony

Water rarely enters where the stain appears. The usual suspects are the door pan, the flashing where the deck meets the wall, or a blocked drain — then it travels along framing before it shows.

Deck & balcony waterproofing

Coating that bubbles or peels again after a repair

Repeat failure is a question about what is underneath. Trapped moisture, a substrate that was never dried or repaired, or a new product incompatible with the old system will all push a coating back off.

Deck & balcony waterproofing

Water standing on the deck long after the rain stops

Slope, drains and scuppers decide where water goes. A surface that holds water puts the coating under constant load and finds every weak seam.

Deck & balcony waterproofing

Damp patches or white powder on a garage or basement wall

That powder is efflorescence — salts left behind as water passes through masonry. It means moisture is moving through the wall, not just sitting on it.

Below-grade waterproofing

A built-in planter leaking into the room below

A planter holds wet soil directly against the structure. When the membrane, the drainage or the transition to the deck fails, the water has nowhere to go but inward.

Planter waterproofing

Cracked or stained stucco beside a deck or doorway

Stucco drains water down a barrier behind it and out at the weep screed. Interrupt that path at a deck-to-wall joint or a buried screed and moisture stays in the wall.

Your Trusted Waterproofing Partner Since 1986

LA Waterproofer has protected Southern California properties from water damage since 1986. The company was founded by Darren Elliott and works on residential, commercial and multi-family buildings across Los Angeles and Ventura counties.

Whether it is a rooftop deck in Malibu, a below-grade garage in Los Angeles or a planter in Ventura, the approach is the same: find where water is actually getting in, then specify a repair that addresses it rather than covering it.

Waterproofing Questions, Answered

The things homeowners ask us most often, before any work is quoted.

Do you charge for an estimate?

No. Estimates for proposed repair work are free and include a written description of the work and the price.

What areas do you cover?

We work across Los Angeles and Ventura counties, including Malibu, Santa Monica, Pacific Palisades, West Los Angeles, Beverly Hills, West Hollywood, Hollywood, Culver City, Playa del Rey, Pasadena, Calabasas, Agoura Hills, Hidden Hills and Santa Clarita.

Why is my deck leaking when the coating still looks fine?

A deck is an assembly, not just a surface. Water often enters at a door pan, a deck-to-wall connection, a flashing detail or a blocked drain, then travels before it shows up inside. That is why a stain on a ceiling rarely sits directly below the point where water got in.

Can you just put another coating over my existing deck?

Sometimes. Recoating suits a sound assembly where the surface can be properly prepared and the new material is compatible with what is already there. If the substrate is damaged, or the leak is coming from flashing, a doorway or drainage, another coating will leave that cause in place.

How long does deck waterproofing take?

Project timing depends on the repair scope, access, weather and material requirements. We discuss the expected schedule for your project before work begins.

Are you licensed and insured?

Yes. LA Waterproofer is a licensed and insured California contractor, licence number 958034.

What are your hours?

Monday to Friday, 8:00 AM to 6:00 PM. Saturday, 9:00 AM to 5:00 PM. Closed Sunday.
